Problems opening Quickbooks Desktop

When opening QuickBooks Desktop, I am receiving error Warning: You do not have sufficient permissions to delete files in the specified Folder. To use QuickBooks in multi-user environment, you must have read/write access and create/delete rights to the folder where the company file is stored. Please ask your system administrator to give you permissions to the specified folder. Click help for more information.


I am logged in as the administrator. Needing to "allow" QuickBooks Desktop to run properly and also keep my security.

Upon reviewing the warning message that you've provided, it seems that this is not caused by the Trend Micro program. But I did found a support website with the steps that you can follow on how to resolve this problem. 

Message: You do not have sufficient permissions to the specified folder

Kindly try and perform the steps on the article above and if the issue still persist  then it would be best to contact QuickBooks support for further assistance.

Same problem with quickbooks. Been running quickbooks and trend micro together on the same computer, same file location, same everything for five years. This just started. Same message as above. Went through the link provided and did everything still nothing. Added my company files to the exception list in trend micro. Nothing. Turn off trend micro and it works every time. It is obviously something to do with trend micro.

Same here, the issue is not a QuickBooks issue, Trend Micro is blocking access to the file, since turning off Trend Micro resolves the issue. Adding the QuickBooks file as an exception, does nothing. Need a resolution for this ASAP, Trend Micro

Sorry for the inconvenience. Our senior engineers already collected enough samples so that our devs can create solution for this issue.

Can you confirm if all the folders where QuickBooks files are saved are added to the Exception List? Kindly provide us as well the version of your QuickBooks.
